The community is known for its large parks, low property taxes and excellent schools. It is also home to the largest Jewish cemetery in the state of New York and a beautiful church in the Dutch Reformed Church of Pearl River.

Historically, Pearl River was a center of a booming textile industry, which has since waned. In the modern era, Pearl River has become a suburban neighborhood that is home to many families. Most of the houses in the area are single-family homes, but there are a few townhouses and condominium communities as well. About 74% of the housing units are owner occupied, with most built between 1950-1970.

There are about a dozen shopping areas, restaurants and other businesses in the town of Pearl River, including several large chain stores and boutiques. The town is also known for its annual Thanksgiving parade, held in the fall.

The town has a few historical sites as well, including the Julius Braunsdorf Park on Central Avenue, named after the industrial developer who founded the town. He was an inventor who designed several types of sewing machines, newspaper printing presses and carbon arc light bulbs. He also donated a strip of land through the center of the town to the New Jersey and New York Railroad so they could extend northward.

Pearl River has a small town feel with friendly neighbors and an active community. The town is located just north of the New York border, making commuting into the city easy. There is a train station in downtown Pearl River that is the first stop on New Jersey Transit's Pascack Valley Line. There are also commuter bus routes that connect to Port Authority and other parts of the city.

The average commute to work in Pearl River is about 32.9 minutes. The majority of residents (94%) own their own vehicles. The rest either carpool or take public transportation to get to work. The town has a high percentage of residents who speak English as their primary language at home. The next most common languages are Spanish and Chinese. Despite this, there are some households that do not speak English at all. Across the nation, this is becoming more of a common problem as the number of non-English speaking households grows.
